Limited Buyer Representation Agreements

I understand that when you’re just getting to know a real estate agent, committing to a long-term agreement can feel like a big step. That’s why we offer a Limited Buyer Representation Agreement, providing you with the flexibility to explore specific homes while deciding if we’re the right fit for each other.

What Is a Limited Buyer Representation Agreement?

A Limited Buyer Representation Agreement allows us to work together on a short-term basis. It covers up to two properties and lasts for 30 days,  giving us time to explore homes without requiring a long-term commitment. During this period, I will represent you fully, ensuring that you have the professional guidance and support you need as you consider these specific properties.

Your Responsibilities as a Buyer

To ensure a smooth and transparent process, there are a few key responsibilities you’ll need to follow under this agreement:

      • Work Exclusively Through My Broker: You’ll need to work exclusively through my broker for the properties covered by the agreement. This means all communications, negotiations, and transactions regarding these homes will go through us to ensure your interests are properly represented.

      • Notify Others of My Representation: It’s important to let any other brokers, agents, sellers, or landlords know that you are exclusively represented by my broker to purchase these specific properties.

      • Refer Inquiries to Me: If any brokers, sellers, or other parties reach out to you directly, simply refer them to me so I can handle those conversations and negotiations on your behalf.

    The Agreement Also Specifies:

    How Broker Compensation Works

    The agreement will outline how my broker is compensated for representing you. Typically, the seller or landlord offers a commission that covers the broker’s services. If the commission offered is insufficient, we will discuss and agree on alternative terms of compensation in advance, ensuring there are no surprises.

    Acting as an Intermediary

    In some cases, my broker may act as an intermediary, representing both the buyer (you) and the seller. As an intermediary, the broker remains neutral, assisting both parties without advocating for one side over the other. We will review this option together to make sure you’re comfortable with it before proceeding.
