Viewing Homes

Making Your Home Shopping Experience Smooth and Rewarding

As your dedicated real estate agent, my primary goal is to ensure that your home shopping experience is pleasant, efficient, and ultimately rewarding. Here’s how I achieve that:

    • Recommendation of Properties: I carefully recommend properties for viewing that closely match your needs, wants, and budget. This saves you time and frustration by focusing on homes that are suitable for you.

    • Alerts for New Listings: By leveraging multiple sources including the MLS, for sale by owners, and builders resources I ensure that you don’t miss out on opportunities by promptly alerting you when properties matching your specifications come on the market or price changes.

    • Scheduling Convenience: Your schedule is important to me. I work with you to schedule viewings that fit your availability, minimizing inconvenience.

    • Detailed Property Information: Before each viewing, I provide you with comprehensive details about the home, including history, restrictions, and more, to help you make informed decisions.

    • Neighborhood Insights: I offer insights into the neighborhood, providing a clear picture of the area’s lifestyle, schools, and amenities. I point out items that may be undesirable to you and highlight those that align with your preferences.

    • Expert Recommendation: After viewing a property, I offer my honest and professional recommendation based on how well it meets your needs and wants and summarize areas of concern we noticed during the tour.

Representation Agreement: A New Standard in Home Viewing

While these services are designed to make your home-buying journey smooth, recent changes to industry regulations have added an important step before we can view any homes. Due to the recent settlement involving the National Association of Realtors (NAR), we are now required to have a buyer representation agreement in place prior to any home showings.

Why Is a Representation Agreement Necessary?

The agreement formalizes our relationship and ensures that I can fully represent your interests as a buyer. It allows me to provide you with personalized, professional service and better advocate for you during negotiations. Ultimately, this step helps both of us stay on the same page, protecting you throughout the entire process.

A No-Pressure, Flexible Option for New Clients

I understand that committing to a long-term agreement can feel like a big decision, especially if we’re just getting to know each other. That’s why I offer limited representation agreements for new clients. This allows us to work together for just one or two home viewings over a short period of time, giving us both the opportunity to see if we’re a good fit. It’s a low-pressure way to get started, while still giving you full access to the expertise and insights I offer.  If you prefer we can also discuss other options where where I might work with you as a customer rather than a client.  Click here to better understand the difference between a customer and a client.

As you begin touring homes, consider these key factors to ensure the process is efficient and productive:

      • Assess whether the home meets your “must-have” and “nice-to-have” criteria.
      • Evaluate the overall condition of the home, including signs of maintenance and potential repairs.
      • Consider the home’s location within the neighborhood and its proximity to amenities.
      • Think about current and future issues with neighboring properties, as these may impact your long-term enjoyment of the home.
      • Take note of what you like and dislike about the property and any potential remodeling or renovation possibilities.

In addition to guiding you through viewings, I follow a comprehensive approach to ensure you find the perfect home:

      • Pre-Approval: I recommend obtaining a pre-approval letter from a lender to confirm your budget and demonstrate seriousness to sellers.
      • Tailored MLS Searches: I set up personalized MLS searches and network with other agents to find listings that match your criteria, including upcoming properties.
      • Flexible Showings: I schedule showings at times convenient for you and ensure you have detailed property insights before each viewing.
      • Ongoing Support: I’m here to answer your questions, address concerns, and provide education on the buying process—especially for first-time buyers.
      • Feedback & Adjustments: I continuously gather feedback from you to refine our search criteria and get us closer to your perfect home.

Whether you’re ready to dive into the home search process or would like to start with a limited representation agreement, I’m here to guide you through every step.
